Painting in
San Marco.

San Marco combines historic stucco, brick, plaster and detailed interiors with the humidity of the St. Johns River. We approach those surfaces carefully—repairing what needs attention, selecting compatible systems and preserving the character of the home while delivering a clean finished result.

Local knowledge

What the decades do to paint here.

Stucco with history

Hairline cracking and prior repairs on older stucco need to be evaluated before repainting. We repair and prepare the surface so the new system is compatible with what is underneath.

Plaster, not always drywall

Many older interiors contain traditional plaster. Where practical, damaged plaster can be stabilized, repaired and blended rather than automatically replaced.

Humidity off the river

Moisture conditions can affect kitchens, baths, shaded rooms and exterior masonry. Product and preparation choices should account for how the surface handles moisture.

Colors on the street

Historic neighborhoods reward thoughtful color choices. Sampling on the actual home helps evaluate how a scheme reads in changing light and alongside the surrounding architecture.

San Marco questions, answered.

What does painting cost in San Marco?−

Interior projects typically $4,800–$19,500 and exterior projects $7,200–$28,000. The scheduled estimate provides the actual project price.

Do you repair plaster?+

Yes. We can stabilize damaged areas, repair and skim where appropriate, and match surrounding texture as closely as the existing surface allows.

What about older coatings or possible lead paint?+

Homes built before 1978 may require special precautions. Publish specific lead-related claims only after Pristine Coastal’s certifications and procedures are verified.

My drywall feels soft near the windows. Is that the humidity?+

Usually it is moisture getting in around the opening, not the air itself. We find the entry point and fix it first, then replace the damaged board. Painting over soft drywall hides the problem for a season and makes the repair bigger later.

Can you match the existing color after a repair or addition?+

Yes. We pull the match from a protected surface rather than a faded one, and we spray out a sample on the wall before committing, because fading means the can color and the wall color are rarely the same.

Can you work while we are living in the house?+

Yes, most of our interior work is in occupied homes. Rooms are contained, cleaned and reset every day, and the schedule is agreed before we start.
