Local knowledge
Three blocks from the ocean is a different climate than three miles inland. Salt air works into every seam, humidity keeps surfaces from ever fully drying, and the sun bleaches south and east elevations first. Prep is most of the job: full wash, bonding primer, and added attention where the wind hits.
The original beach cottages have wood siding and decades of paint history. We check for soft wood and moisture before quoting, because painting over a damp board buys you two good years and one bad one. Where the wood is gone, we replace it before any color goes on.
Stucco and fiber-cement hold up better, but lower-grade coatings on the ocean side still begin chalking sooner. A repaint on a system selected for the exposure, over full preparation, holds up considerably longer. For condos and multi-unit buildings we work floor by floor and keep walkways open.
For rental and multi-unit owners we schedule around turnovers, photograph every unit before and after, and keep a written scope so the same finish shows up in every repaint.
Deck railings, posts and supports painted a dark color against white walls.

Most Jacksonville Beach exteriors run $7,000 to $22,000 depending on size, substrate and how close the home sits to the ocean. Oceanfront homes sit at the top of the range because the system is specified for the exposure and the prep is heavier. Every range is published on our pricing page, not gated behind a form.
Lower-grade coatings on the ocean side tend to need attention sooner. A properly prepared exterior on a system selected for the exposure holds up considerably longer, and routine washing helps protect it.
Usually it is moisture getting in around the opening, not the air itself. We find the entry point and fix it first, then replace the damaged board. Painting over soft drywall hides the problem for a season and makes the repair bigger later.
Yes. We schedule between turnovers, contain and clean daily, and photograph before and after so you can see the condition of every unit without driving out.
Yes. We pull the match from a protected surface rather than a faded one, and we spray out a sample on the wall before committing, because coastal fading means the can color and the wall color are rarely the same.
Yes. Restoration is half our work: drywall, trim and repaint after a leak or a storm, documented so your insurance has what it needs.
